These Terms of Service govern your use of the Broker Analytics AI website and services. By using the website or services, you agree to these terms.
Services
Broker Analytics AI provides AI-powered inquiry response, document extraction, and portfolio analytics for property management, commercial real estate, and brokerage firms. The scope, fees, and service levels for paid services are set out in a separate order form or services agreement, which controls if it conflicts with these terms.
Accounts and acceptable use
You are responsible for activity under your account and for keeping credentials secure. You agree not to misuse the services, including by interfering with their operation, attempting unauthorized access, sending unlawful or unsolicited communications, or uploading content you do not have the right to use.
Customer data
You retain ownership of the data and documents you provide. You grant us a limited license to process that data solely to provide and improve the services. You are responsible for obtaining any consents required to send communications to your prospects, tenants, and contacts.
AI output
AI-generated responses, extractions, and insights may contain errors. You are responsible for reviewing output before relying on it for legal, financial, or operational decisions. The services do not provide legal, tax, or investment advice.
Fees
Fees are due as stated in your order form. Implementation fees are non-refundable once work has begun. Monthly fees renew automatically unless cancelled according to your agreement.
Intellectual property
We own the platform, software, and website content. Except for the rights expressly granted, no rights are transferred to you.
Disclaimers
The website and services are provided "as is" and "as available." To the fullest extent permitted by law, we disclaim all implied warranties, including merchantability, fitness for a particular purpose, and non-infringement.
Limitation of liability
To the fullest extent permitted by law, we are not liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits or data. Our total liability for any claim is limited to the fees you paid us in the twelve months before the claim arose.
Termination
Either party may terminate as set out in the applicable agreement. We may suspend access for material breach of these terms. Sections that by their nature should survive termination will survive.
Changes

Security
Broker Analytics AI handles leases, tenant records, and prospect conversations for our clients. This page summarizes how we protect that information.
Infrastructure
The platform runs on established cloud providers with physically secured, access-controlled data centers. Production environments are isolated from development and testing.
Encryption
Data is encrypted in transit using TLS 1.2 or higher and encrypted at rest using AES-256.
Access control
- Role-based access with least-privilege permissions.
- Multi-factor authentication required for internal systems.
- Access to customer data limited to personnel who need it to deliver support, and logged.
Data handling
- Each customer's data is logically separated.
- Customer data is not used to train third-party foundation models.
- Data is deleted or returned at the end of an engagement according to the customer agreement.
Integrations
Connections to property-management, accounting, calendar, and communications systems use the provider's official APIs and scoped credentials. We request only the permissions needed for the workflows you enable.
Monitoring and incident response
We monitor systems for availability and suspicious activity, keep backups, and maintain an incident response process. If an incident affects your data, we will notify you without undue delay.
Vendors
Subprocessors are reviewed for security practices and bound by confidentiality and data protection obligations.
Reporting a vulnerability
If you believe you have found a security issue, email garneja@gmail.com. Please do not publicly disclose the issue until we have had a chance to address it.
